House Expansions and Remodels
In Animal Crossing: New Leaf, you can choose where to build your home. You start in a tent, but Tom Nook remodels it to be a house. After you pay him off, you can add a basement, second floor, and rooms to the left, right, and back. You can also make your rooms bigger, and you can change the appearance of the exterior of your house.
Adding Floors and Making Bigger Rooms
After you pay off your loan to Tom Nook, you can talk to him in the Tom Nook Housing office in the north part of town. He gives you the option to add new rooms or expand existing ones. When you ask him to build a new room or expand one, he starts a new loan that you have to pay off before you can do any more remodeling. These are the rooms you can add:

Remodeling the Exterior of your House
In the Tom Nook Housing office in the north part of town, there are remodeling displays. You can change the following exterior parts of your house:
- Roof
- Door
- Fence
- Chimney
- Siding
- Tiles
- Mailbox
- House Shape (mansion, Japanese style, Western style, Modern)
Happy Home Academy
After you unlock the Happy Home Academy, you will find Lyle running the Happy Home Academy in Nook Housing. He can tell you how to improve your interior design. Your house earns points for meeting certain conditions. You can win prizes in the mail by having more points. This page explains how to get the most HHA points.
Earning HHA Points
You can earn HHA points for meeting the following conditions.
Basic Points
Each piece of furniture has a basic point value. More unusual furniture, such as rare furniture obtained from events, is often worth more HHA points.
Furniture Series Bonus
A furniture Series consists of a wallpaper, carpet, and 11 pieces of furniture. If you have an entire furniture series, you get an HHA bonus. The following table explains how many points you get.

Set Bonus
A furniture set is a group of related furniture that does not include a wallpaper or carpet. You get a bonus of 1000 HHA points for each set that you put in a single room.
Life Necessities
There are certain types of furniture that are considered to be required for the basic necessities of life. These types of furniture are: chair, drawers, dresser, table, and bed. You get bonus points for having all five of these in a single room, with an additional bonus if they're all from the same set.

Lucky Bonus
Certain items are considered lucky at certain times of year. Having one of these items in your house at the right time If you display certain furniture at certain times of year, you get a happy bonus of 7777 points. However, even if you have multiples of the same item, that item only counts once. The table below lists the items and when to display them.

Category Bonus
There are five categories of items. If you have at least three items from the same category in a room, you get a bonus.

Feng Shui Bonus
If you put items of a certain color in the proper area of a room, it increases your Feng Shui. You get 300 HHA points for each item of the proper color in the proper area.
Color Bonus
If a room has at least 8 pieces of furniture in it (not including wallpaper and carpet), and most of those items have the same color, you can get a color bonus.

Theme Bonus
There are eight themes that a piece of furniture, wallpaper, carpet, and some clothing can have: Harmonious, Rustic, Antique, Trendy, Fairy Tale, Sci-Fi, Quirky, and Toy Shop. Similar to the color bonus, if you have at least 8 items in the same room, and most of them have the same theme, you get a bonus.

Penalties
You can lose HHA points by leaving items on the floor that could be placed on a table, or arranging furniture in such a way that you can't interact with it (a jukebox facing the wall, for example).

Feng Shui is a Chinese system of improving one's life by arranging objects in specific ways. In Animal Crossing: New Leaf, you can take advantage of Feng Shui by placing items of specific colors in specific areas of your house.

The Effects of Each Color
- Putting yellow items in the correct part of your rooms will increase the amount of money that you find.
- Putting red items in the correct part of your rooms will increase the number of items that you find.
- Putting green items in the correct part of your rooms will increase your overall luck.
